Why This Matters in New York

New York is one of the few states in the country that requires real estate transactions to be handled by licensed attorneys. Unlike many other states, in New York, attorneys — not real estate agents — review and negotiate contracts, handle title concerns, manage closing requirements, and protect buyers and sellers throughout the transaction. Even "simple" transactions can carry hidden legal or title complications that are not visible without professional review.

Transaction Issue Checklist

Answer each question based on what you currently know about the property and transaction. If you are unsure, answer "Yes" to flag it for discussion.
